Our infrastructure investments are generally underpinned by obligations of UK central and local government and always by long term predictable, contracted income, while our student accommodation investments generate non-correlated counter-cyclical income and are supported by the stable long term demand for UK higher education facilities.
Infrastructure assets are generally defined as assets that provide the services and facilities necessary for a society or economy to function successfully. The infrastructure sector includes social infrastructure assets which are typically procured by government to provide services to the general public (eg hospitals, schools, prisons, court buildings) and economic infrastructure assets that support the economic development of a society (eg roads, railways, ports, power generation and transmission, water distribution and waste treatment).
Gravis is the investment adviser to GCP Infrastructure Investments Limited, a FTSE 250 investment company listed on the Main Market of the London Stock Exchange that focuses on investments in debt secured against UK infrastructure projects. Gravis also advises VT Gravis UK Infrastructure Income Fund, the first fund to offer investors access to the UK listed infrastructure sector through an open-ended structure.
The student accommodation sector in the UK has grown significantly over the past decade to match the increasing demand for high quality, purpose built halls of residence. Gravis has significant experience in student accommodation. In the last 10 years the founders of Gravis have advised on the financing, development, acquisition and management of student accommodation and educational property assets with a value well in excess of £4 billion.
In 2013 Gravis launched the first UK student accommodation REIT, GCP Student Living Plc, a FTSE 250 fund listed on the main market of the London Stock Exchange. The fund invests in modern purpose built private student residential and academic facilities primarily located in and around London or where the supply/demand imbalance is greatest.
Following the global financial crisis in 2007/08, the mainstream banking sector has become far more limited and restricted in its lending activities. This has created an opportunity for alternative lenders with appropriate experience and expertise. Asset-backed lending focuses on physical assets or projects that have contracted, predictable cash flows, bringing structural benefits including tight control and transparency over project cash flows and assets.
